Empire Pointe In Queen Creek
Empire Pointe sits along the southern edge of Queen Creek, and it is quickly becoming one of the more popular places to look for a new construction home. Mattamy Homes, one of North America’s largest family-owned builders, is building here, and the variety is one of the big selling points.
There are 18 floor plans ranging from roughly 1,700 to nearly 4,000 square feet. That means you can find a smaller three-bedroom home, or move up to a large two-story layout with a loft and a three-car garage. Base pricing starts in the mid-$400,000s, with the usual reminder that floor plan, lot selection, structural options, and design choices can move that number quite a bit.

But the amenities are what really make Empire Pointe stand out. The community amenity center is already complete, which matters. You are not buying based on a promise that a pool or fitness center might show up years down the road.

Bella Vista Farms is one of those communities that makes a lot of sense if affordability is high on your list but you still want the master planned community experience. It is located near Bella Vista and Schnepf roads in the heart of San Tan Valley, with convenient access to Gary Road, a major north-south route.
This is a large, multi-builder community, with builders including Starlight Homes and Tri Pointe Homes. That builder variety is important because it gives buyers more options in architecture, floor plan size, features, and pricing.
Homes range from approximately 1,300-square-foot single-story starter homes to larger two-story plans with lofts, flex rooms, and oversized kitchens. Entry-level pricing begins in the low $300,000s, although actual pricing depends on the builder, homesite, and selected options.

Bella Vista Farms has a more established feel than many new builds in Phoenix. Roads are paved, landscaping is in place, and nearby retail includes Fry’s, Target, Walmart, restaurants, and everyday services. That is a big deal for someone who wants new construction but does not want to feel like they are living in the middle of a construction zone forever.
The amenities include a community pool, clubhouse, volleyball courts, playgrounds, and walking trails. Another pool is also planned. If the goal is a practical entry point into San Tan Valley with plenty of options and convenience nearby, Bella Vista Farms deserves a serious look.
Soleo In San Tan Valley
Soleo is one of the more exciting master planned communities coming to San Tan Valley. It covers nearly 500 acres and is planned for more than 1,400 homes across multiple gated sections. It is located along the south side of Combs Road between Kenworthy and Schnepf roads, about 45 to 50 minutes from Phoenix Sky Harbor International Airport.
This community is all about creating that resort-like feel. The location near the San Tan Mountains gives it attractive mountain views and convenient access to San Tan Mountain Regional Park for hiking, biking, and enjoying the desert scenery.
The planned centerpiece is a 15-acre grand park with a two-acre lake where residents can kayak, fish catch and release, or just relax by the water. The amenity lineup is a little more ambitious than the typical neighborhood pool and playground setup.

Pulte Homes offers a mix of one- and two-story plans from approximately 1,550 to more than 2,600 square feet. Mattamy Homes has also acquired homesites in the community for a future lineup of single-story and two-story plans.
Soleo is a strong option for buyers who want a newer community with a lot of lifestyle amenities, multiple builders, and easy access to mountain recreation.
Blossom Rock In Apache Junction
Blossom Rock is an ambitious master planned community near the base of the Superstition Mountains, at Ironwood and Ray roads. It sits in a unique position where Apache Junction, East Mesa, and Queen Creek all come together. Developed by Brookfield Residential, the same developer behind Eastmark in Mesa, Blossom Rock is planned across more than 1,400 acres.
Five builders offer homes here, creating a broad range of choices. Pulte offers plans beginning around 1,700 square feet and extending to nearly 3,600 square feet, with starting base prices around $480,000. Lennar has single-story plans from approximately 1,500 to 2,600 square feet, including some Next Gen suite options. Brookfield Residential offers a mix of one- and two-story plans beginning around $445,000. Tri Pointe and David Weekley offer larger single-story homes at higher price points.
Still, the community amenities are the real headline at Blossom Rock. Painted Sky Park covers 16 acres and includes a one-and-a-half-acre catch-and-release lake, pathways, ramadas, open lawns, and Ruff Ruff Ranch, a dog park with separate spaces for different dog sizes and agility activity.
Then there is Miner’s Run, a 3.5-acre adventure playground that goes far beyond a standard swing set. It has climbing structures, rope bridges, towers, nets, slides, and plenty of space to burn off energy.

The long-term plan includes several large parks, smaller neighborhood parks, and a central trail running through the community. The goal is for every home to be just a few blocks from green space. The Dutch, the community clubhouse and pool complex, adds an approximately 8,000-square-foot indoor-outdoor gathering space, family pool, kids pool, shaded loungers, lawn areas, lake views, and mountain views.
For buyers who want room to grow, strong amenities, and the Superstitions as a backdrop, Blossom Rock is absolutely worth putting on the short list.
Barney Farms In Queen Creek
Barney Farms is one of my favorite communities in Queen Creek, and it is not because it simply has a nice pool or a few pocket parks. It feels like a community built around a real story.
Located on the north side of Queen Creek Road between Signal Butte and Meridian roads, Barney Farms occupies more than 500 acres of former Barney family farmland. The Barney family farmed in Queen Creek for nearly a century. After the land was rezoned for residential use, Fulton Homes purchased it and worked with the family to create a community that reflects that agricultural legacy.
You can see the farm influence throughout the community. The main clubhouse is called The Barn and was modeled after the barn that once stood on the family property. There is a 23-acre stocked central lake for catch-and-release fishing, kayaking, and canoeing. The playground has a farm theme, including corn stalk climbing elements, hay bales, and a tractor play feature.
Barney Farms also has volleyball, basketball, pickleball, and bocce ball courts. The aquatic center includes a large community pool, a separate splash pad, and covered seating areas inspired by the farm’s old stables.

Fulton Homes offers 16 primary single-story plans ranging from just under 1,700 square feet to nearly 4,600 square feet. Each plan can include an optional loft configuration with an open loft, two bedrooms, and a bathroom, effectively creating 32 layout choices.

Outside of that, Barney Farms is tough to beat. Costco and Queen Creek Marketplace are about eight minutes away, and State Route 24 is about four minutes away, giving residents easier access across the East Valley.
